The Round Up weeks 5-9

Again the time just seems to fly-by with the local real estate market going great guns! Yes another fantastic month has been accomplished by the team at Harcourts Narre Warren South. We have seen some fantastic sale prices, quick sales and important as always some very happy clients both buyers and sellers alike.

I have found that again the homes with the best photography, Internet exposure and the willingness of sellers to offer their home available fro inspection on any day or time, including open for inspections are the homes that are generating the most inspections and as a result selling.

For buyers in today’s market it is just a amazing opportunity to grab your very own piece of Australia, government grants or the new buzz word…boosts!, a very transparent market place with property prices with-in reach ( for now! ) interest rates at their lowest, and a distinctive lack of competition with investors, giving buyers the opportunity to make a conditional offer subject to finance, building and pest inspections and not worry about Mr Investor coming in over the top with their unconditional offer, today is a great time to buy!

P.S- My lovely wife gave birth to our third son Harry Xavier on the 10th February 2009, both mum and Harry are doing great :) Thank you very much for all your well wishes.

The Round Up Weeks 4-5

Harcourts Narre Warren South……NUMBER ONE!!

The team at Harcourts Narre South have just had their best month in three years! Yes that’s true with all the talk of “global economy” and “recession” we have come out with out best results for the month of January!! How?Why? everyone keeps asking or you must just making that up! Well its all true, the team worked very hard over Christmas and did not stop with the follow up and communications with all clients and as a result we have an overwhelming volume of buyers on the database ready to purchase a home, again we just need more sellers to take advantage of this situation.

Our market share is still number one, with more for sale & sold boards on homes than our nearest agent, this helps more and more with the purchasers looking in the area, as even as early as today a client suggested that we must get a lot more buyers to our homes than the other agents! Which is what happens when you have the market share, you not only get a great number of buyers though your homes but you get them FIRST! That’s what matters, we get the buyers before they get to the other agents…then we sell them a home! That’s why we are busy selling homes and getting top results and the other agents are talking of “things are a bit quiet at the moment”…NOT AT HARCOURTS!

Our open for inspections showed once again that they are becoming  a more popular way to meet and great genuine buyers who are time poor and have short listed 3-5 homes to see on a Saturday and have somewhat qualified the home as one they like, I don’t see much of the nosey neighbour these days, I feel they have a look on the Internet these days!

Well the market is HOT, we need more homes to sell…..desperatly, so if you ask is now a good time to sell? Well if you ask the dynamic team at Harcourts Narre South it sure is!

The Round Up Week 3

Well its Wednesday and I am only just getting a moment to blink and post last weeks round up!

The local market is on fire with a overwhelming amount of first home buyers out in force looking for their very own piece of Australia. Again over the weekend we experienced a good volume of buyers through the open for inspections and a larger volume of one off buyer inspections on selected homes. These one off inspections were very successful, with the buyers having done a generous amount of research on the web and through print media on the local market on what they feel is a fair and true market value, as a result homes are being snapped up fast…. in particular the $300,000 – $350,000 priced homes.

It will be interesting to see how we go over the Australia Day long weekend, were we find most buyers pack up the car and boat / motorbike and get out out of town! But with the deadline looming on K-Rudd’s grant it will interesting to see if the buyers resist temptation to have a long weekend and make a move to secure that home……time will tell!

Well it’s been a tough 5 days with many a long hour of negotiations….10pm on Saturday! to see these offers come together….. not that I am complaining, I am just happy to have some buyers to work with, now we just need the sellers!!

Week 3 2009

Happy New Year! 

Well 2009 is off to a flying start, the team were flat out over the Christmas – New Year period, with good numbers of fresh buyers out and about looking for that dream home. The team would have on average two -three buyers out looking at homes each and every day over this normally quite time of year! This has resulted in a great deal of homes sold over the festive season and now with the situation of a lack of homes coming onto the market…who would have thought I would be saying that six months ago, how things change!

The new listings coming onto the market are getting a huge response from the market place. Last Thursday I was fortunate enough to secure a fantastic home for sale in Berwick, on the border of Narre Warren South, WOW what a response, my phone did not stop ringing with genuine buyers ready to purchase, I booked in the buyers on Saturday with two at a time viewing the home and had a total of 7 groups through the home and a total of 9 buyers in total inspected the home…..Saturday 5pm- FIVE offers to purchase the home, signed contracts by genuine HOT and ready to purchase buyers, the result was fantastic for the sellers and the successful purchasers, both getting what they wanted at the end of the day-a result!

It just goes to show that being positive in a rebounding marketplace is one thing but to get actual results is important and a very strong indication that 2009 is going to be a year to remember for all the right reasons.

A referral for some one you know who is thinking of selling is the highest compliment I can receive in real estate.

The Round Up Week 51

Merry Christmas!

As expected the weekend was on the quieter side, we held back on our open for inspections and spent our time with the buyers as they arrived in our office, which given the smaller number of buyers around was fantastic as it gave us a chance to get back to good old days of buyers in the car and going from home to home.

Which once again proved that we need to change as the market changes, had we gone the typical Saturday with 10-12 open for inspections, we just would not of had anywhere close to the amount of buyer inspections that came about as a result, as the number of buyers at the OFI’s would be very minimal if any at all!

The Weekend was still a success with three more homes under contract and another four still in negotiations!!! It is almost Christmas…what is going on??? Again, it is the attitude of the sales team, we want to be number one, sell more, list more and be there more for our buyers and sellers in the local marketplace….The right people on the Bus!

Well, I am off until the New Year, which gives myself some time to reflect on the year that was and what exciting new activities are we going to put into place for 2009??? We have finished the year as the Market Leader with more homes currently on the market for sale and SOLD boards in the local area- 2009 looks like it will be a fantastic year in our community and we are looking at going that one step further ahead of the competing agents once again!

The Round Up Week 50

Well that was one very interesting and enlightening week!

We have just experienced one of the wettest weekends in a very long time, yet the buyers were still jumping out of their cars and doing the run to the front door in the rain at our open for inspections over the weekend, the numbers were down but given the awful weather and the fact that Christmas is on our doorstep…not too bad a result by the team at Harcourts Narre Warren South! We have an number of ‘Hot” buyers that we are currently working with on their dreams to own a new home, looks like it will be another busy week ahead for the team.

As a team, I think we have come to realization that the weather, time of year or any other number of factors are not the reason homes sell, its just good old hard work with a dedication and a passion to be successful. We all know what is going on in the world at present, but instead of harping on about it, we have got on with the task at hand, and that is back to basics….the simple tasks are being the most rewarding, for not only us but also more importantly our buyers and sellers.

No time for Christmas shopping yet, we have homes to sell!

The Round-Up Week 49

Well….what a weekend by team Harcourts Narre Warren & Narre South!! We had a large number of “new” faces through our open for inspections, with number’s of seven groups through some homes and others with just a trickle.

It was evident which homes had the greatest amount of activity over the weekend, were the homes that had been priced to reflect the current market and or had the greatest amount of marketing….the old factors always ring true…Price & Promotion get the results.

With contracts being signed and negotiations under way, December is shaping up to be a fantastic month for our two offices, not to mention with some fresh new homes on the market for sale always help!

The countdown to Christmas is well and truly under way and we are all going to enjoy the coming weeks, with some time with our family and friends just around the corner….until then no time to take the foot of the accelerator, it’s full steam ahead!
